What a Roof Inspection Actually Involves

Most homeowners never think about their roof until something goes wrong. By then, a small problem has usually turned into an expensive one. A professional roof inspection catches issues early — before they turn into leaks, rot, or structural damage. Here’s what actually happens during one.

What Is a Roof Inspection?

A roof inspection is a detailed assessment of your entire roofing system by a qualified professional. It’s not just a quick glance at the shingles. We’re looking at everything — the surface materials, underlayment, flashing, ventilation, drainage, gutters, and the structural components underneath. The goal is to find problems before they find you.

The Five Parts of an Inspection

1. Exterior Roof Inspection

This is the hands-on part. We get up on the roof and check the condition of every surface — looking for damaged or missing shingles, cracked tiles, rust on metal panels, soft spots that indicate rot, moss or algae growth, worn flashing, and how the gutters are performing. In snow country, we’re also looking for signs of ice dam damage and snow load stress.

2. Interior Inspection

We go into your attic or crawl space and look for water stains, moisture buildup, mold, sagging decking, and whether your ventilation and insulation are adequate. Some of the worst roof problems aren’t visible from outside — they show up in the attic first. In Utah, where freeze-thaw cycles can drive moisture into tiny gaps, this part of the inspection is critical.

3. Structural Inspection

We evaluate the bones of your roof — the pitch, the condition of trusses and rafters, signs of shifting or sagging, and the structural bracing. This is especially important in high-snowfall areas like Park City, Heber, and up the canyons, where roofs carry heavy loads for months at a time.

4. Flashing and Sealant Inspection

Every penetration in your roof — chimneys, skylights, vents, pipe boots — relies on flashing and sealant to keep water out. These are the most common failure points on any roof. We check every one for cracks, gaps, lifting, and deterioration. Utah’s temperature swings are brutal on sealants, so this is never a “looks fine from here” situation.

5. Drainage and Gutter Evaluation

Water that doesn’t drain properly causes damage — period. We check gutters and downspouts for damage, clogs, and proper slope. We look for signs of water pooling on the roof surface. In Utah, clogged gutters are the top cause of ice dams, so this isn’t just a summer concern.

Why It Matters in Utah

  • Early problem detection — catching a cracked flashing seal costs a fraction of repairing the water damage it causes
  • Water damage prevention — Utah’s freeze-thaw cycle drives moisture into gaps that look fine on the surface
  • Longer roof lifespan — regular maintenance can add years to any roof
  • Warranty protection — some manufacturer warranties require regular maintenance or inspections to remain valid
  • Insurance support — documented inspections strengthen your case if you ever need to file a damage claim

How Often Should You Get One?

For most Utah homes, once a year is the minimum — ideally in spring after the snow melts and you can see what winter did to your roof. You should also schedule one after any major storm, before buying or selling a home, and whenever you notice something off (water stains, granules in gutters, shingles on the ground).

DIY vs. Professional

You can do a basic visual check from the ground — look for missing shingles, sagging areas, and gutter damage. But a real inspection requires getting on the roof, checking the attic, and knowing what to look for. Subtle issues like hairline cracks in flashing or early-stage decking rot aren’t visible from your driveway. A professional inspection is worth every penny.

What Happens After

After the inspection, you should get a detailed report covering current conditions, areas of concern, recommended repairs, timelines, and cost estimates. No surprises, no pressure — just a clear picture of where your roof stands and what, if anything, needs attention.
